  3. Tries to drive the greatest profit within his/her portfolio.
  4. Attempts to spend the least amount of money in and on the property.
Tenant
  1. Looks to achieve the lowest price per square foot in base rent.
  2. Looks to achieve the lowest price per square foot in operating costs. 
  3. Looks to drive the lowest portion of their operating costs against rental expense.
  4. Expects to have creature comforts and aesthetically pleasing environments.
